Choosing the Right Neighborhood


Whether you’re moving across town—or across country—finding the right neighborhood can be daunting. You might want one that is focused on nightlife, shopping, rural living—or just close to schools and work.

So how do you find the right “neck of the woods” here in the Kansas City metro? Here’s a few tips to help you get started in your search.

Tip #1 – Ask a good realtor to show you around.

A good real estate agent with local knowledge can give you a shortcut to the neighborhoods that will meet your needs—so you don’t waste hours searching for the right area. If you’re moving from out-of-town, a real estate agent can even give you a driving tour of a few neighborhoods to help find one that’s right for you.

Tip #2 – Make a list of what’s important to you.

What is most important to you at this stage in your life?  Write down your top 3-5 priorities in a list for your realtor.  For example, you might want to be close to:

  • Nightlife
  • Restaurants
  • Shopping
  • Museums
  • Walking trails
  • Green space and parks
  • Work location
  • Award-winning schools
  • Rural scenery
  • Urban backdrop

Tip #3 – Decide how far you’re willing to drive to work (or school).

Would you be willing to drive 10 minutes? 20 minutes? 30 minutes? The larger your range, the more options are available—but keep in mind what ultimately works best for you. This range will help your realtor narrow down your options.

Tip #4 – Look at 2 neighborhoods, minimum.

Always try to look at it at least two different neighborhoods—for comparison. Walk around. Visit on a weekend or evening, if possible, not just during the quiet daylight hours. Get a “feel” for the energy level, noise, crowd, amenities.

Tip #5 – Test the commute.

When you finally find a neighborhood you like, you’re ready to see specific properties. Try out the commute to work or school a few times. Time it. Will this work for your schedule? Make sure you’re okay with the traffic levels and parking during the busiest rush hours, too.
